CITY OF RED WING:7/17/18 Public Hearing on Ridgeview PUD

PUBLIC HEARING NOTICE
Notice is hereby given that the City of Red Wing Advisory Planning Commission will hold a public hearing in the City Council Chambers at City Hall on Tuesday, July 17, 2018, at 7:00 p.m., to hear and make a recommendation on a Conditional Use Permit (CUP) request by Roger Derrick, Ridgeview Highlands, LLC, 5001 American Boulevard West, #501, Bloomington, MN 55437, for a "Major Change" to the Ridgeview Planned Unit Development, including Drainage and Utility easement vacations, a Minor Subdivision, and Final Plat to be known as RIDGEVIEW HIGHLANDS SECOND.
The applicant is proposing to change the permitted development by replatting 56 attached townhome lots and common space lots into 31 detached townhome lots and two outlots, in the southern half of the Ridgeview Planned Unit Development site. The applicant is also requesting a reduced rear yard setback on Lots 2 and 3, Block 1, RIDGEVIEW HIGHLANDS, to allow elevated decks on each parcel to extend five feet into the approved rear setback area. The Red Wing Zoning Ordinance requires a Conditional Use Permit to approve a "Major Change" to an existing PUD.
The legal description of this property is as follows: All of Block 3, RIDGEVIEW, Lots 14-27, Block 1, RIDGEVIEW, Lots 1-16, Block 4, RIDGEVIEW, Lot 2, Block 1, and Lot 1, Block 2, RIDGEVIEW SECOND, and Lots 2 and 3, Block 1, RIDGEVIEW HIGHLANDS, City of Red Wing, Goodhue County, Minnesota.
Written or oral comments to said CUP may be presented at this public hearing or filed with the City Clerk prior to this hearing. Each response will be duly considered and evaluated before any formal action is taken by the Planning Commission.
The applicant and the public will have the opportunity to present comments on the Advisory Planning Commission's recommendations at a City Council meeting. The purpose of allowing comments is to provide the applicant and the public with the opportunity to directly address the Council on the matter. The comment period cannot be used for the presentation of new information as all relevant information needs to be provided to the Advisory Planning Commission at the public hearing. If new information is presented to the City Council that was not considered at the public hearing of the Advisory Planning Commission, the Council may vote to send the matter back to the Advisory Planning Commission. All comments will be kept to the customary 3-minute limit. The City Council meeting is scheduled for 6:00 p.m. on July 23, 2018.
